These are the Resident Requirements for properties in Tucson and its surrounding areas.

Employment & Income

Financial qualification criteria

Gross monthly income must be three (3) times the amount of the required monthly rent. Additional occupants' income may be combined to meet this requirement.

If employment income does not meet the criteria, sufficient documentation of other supplemental income must be provided (i.e. bank statements, savings, educational grants, etc.).

  • Employment must be current and verifiable for a minimum of one (1) year
  • Verifiable income must be consistently sustained for more than one (1) year
  • Income must be confirmed by employer or other satisfactory documentation

Rental History

Previous residency verification

Rental/Residence history will be verified for each applicant. We must verify your rental references, so please make sure to provide good phone numbers for your current and previous landlords.

  • Must have a minimum of one-year verifiable rental/residence history
  • No more than two late payments in any 12-month period
  • No more than one NSF in any 12-month period
  • No non-compliance issues that resulted in non-renewal of lease or eviction
  • No prior or pending evictions
  • No monies owed to a previous Landlord

Credit History

Financial responsibility assessment

A credit report will be processed on each applicant. All credit situations will be considered on a case-by-case basis.

  • No rental collections history
  • No seriously delinquent, past due, or current collection accounts
  • If credit is an issue, applicants may be required to have a co-signer
  • Applicant must provide proof that debts to previous landlords have been satisfied
  • An eviction can be grounds for denial

Criminal History

Safety & community standards

Applicants must meet our minimal criminal history criteria. Convicted criminals may be denied housing if the reason for their convictions clearly demonstrates that the safety of residents and/or property are at risk.

  • No felony convictions less than 10 years old involving violent crimes (murder, arson, kidnapping, assault, bomb-related offenses, robbery, burglary, terrorism, or drug manufacturing/distribution)
  • All other felony convictions must be more than 5 years old
  • Drug possession or alcohol-related offenses (no permanent injury/death) must be at least 2 years old
  • Open pending criminal charges result in conditional denial until the case is concluded
  • Successful completion of any felony sentence at least 2 years ago with no new criminal activity
  • Applicants with any outstanding warrants will not be accepted
  • Arrest records are not a valid reason to deny a rental application
  • Situations are considered on a case-by-case basis (individual assessment)

Pet Policy & Service Animals

Furry friends & assistance animals

Pet Policy: If pets are permitted, the details will be specified on the listing. A $200 one-time Non-Refundable Pet Fee applies per pet.

Service Animals: Service animals are not considered pets. Any requests for service animals must be accompanied by documentation and will be reviewed.

Important Disclosures

Key details to keep in mind

  • Application fee is $35.00 per applicant, co-applicant, and guarantor (if applicable) — additional payment servicing fees may apply
  • Each occupant 18 years of age or older must complete the application
  • Occupancy standard: 2 occupants per bedroom + 1 additional occupant
  • Occupancy is limited to persons listed on the application — unauthorized tenants constitute a material lease violation
  • Application Fee is 100% NON-REFUNDABLE — credit and background screening starts instantly upon submission
  • The property listing remains active until an approved applicant pays the Holding Retainer
  • Approved applications remain valid for 30 days and are transferable to any A Level Up Realty property
  • Upon approval, a non-refundable Holding Retainer is required to secure the property (applied toward move-in costs)
  • There is a $300 tenant administrative fee due prior to move-in
  • A 3% administration fee is assessed each month for all A Level Up Realty Lease Agreements
