Application Fee

The application fee is $35.00 per applicant, co-applicant, and guarantor (if applicable). Additional payment servicing fees may apply.

Each occupant 18 years or older must complete an application. Once submitted, screening begins immediately — the fee is 100% non-refundable.

Employment & Income

Gross monthly income must be three (3) times the monthly rent. Combined income from additional occupants is accepted.

Employment must be current and verifiable for a minimum of one (1) year. Supplemental income (bank statements, savings, grants) may also qualify.

Credit History

A credit report is processed for each applicant. Guidelines include:

  • No rental collections history
  • No seriously delinquent or past-due accounts
  • A co-signer may be required if credit is an issue

Holding Fee

A holding fee is required to reserve the rental home. If your application is denied, the holding fee is refunded.

If you delay or cancel at any time — approved or not — the holding fee is forfeited. Applied toward the security deposit at move-in.

Admin Fee: Up to $300 non-refundable admin fee deducted from the security deposit.
Pet Policy: $200 non-refundable pet fee per pet (for applicable properties).
